Alpharetta’s City Center Project Still Spinning Its Wheels
I wrote over a year ago about Alpharetta’s plans to redevelop “downtown” Alpharetta and build a new City Hall. To date, not an inch of dirt has been turned due to legal battles over public financing methods and hold out landowners. This article in The Beacon provides and updated overview of the situation:
Holding Out Hope: Alpharetta’s Quest For A New City Hall - beaconcast.com.
What I don’t get is whether Bob Miller is saint of villan. The first paragraphs of the article states: “[Miller] has been willing to part with [his property] as a way to contribute to the city’s vision. This makes Miller sound pretty generous.
Later, however, the Milton Square Partnership is identied as the group of property owners who have held out, not willing to sell to enable a larger vision of the project to move forward. And here is the point: Miller is part of the Milton Square Partnership, along with Dockery’s Cafe.
So is Miller part of the problem or part of the solution.
Alpharetta assistant city administrator, James Drinkard, is also quoted as saying they won’t use eminent domain to take the land. In fact, the City of Alpahretta has a resolution that says it is not their policy to use eminent domain. “That’s just not the way we do business,” says Drinkard.
Why not? Eminent domain exists for a reason. That is, there are often public benefits of projects that outweight individual benefits. It is not like the private landowners are uncompensated for their land. They are paid a market price.
Yes, the project can be built without the adjoining Milton Square Partnership’s land. Dispite what City Councilman David Belle Isle says, in my opinion, it won’t be as good as it could be. You’ll wind up with inconsistent development in downtown. The brand new City Center will be directly next door to Dockery’s Cafe, which is a typical, half-empty, strip center and Miller’s old, white clapboard house.
Miller was quoted in the article as saying, “If we could get all this together and redevelop [the land] for a city center it would be a wonderful thing for Alpharetta.”
So what about it Mr. Miller?

When you say you just don’t have time, Watch This!
My friends and colleagues wonder how I find time to blog and do all the other stuff life demands as a father of three. Well, here is part of the answer: http://www.communityguy.com/1611/the-most-significant-thing-youll-readwatch-this-year/
Americans watch 200 BILLION hours of TV a year. We watch 100 Million hours of Commercials Alone in one week end. Now tell me you don’t have time for something. Or better yet, watch TV and work on the computer at the same time…I do it all the time. With TIVO you never miss a thing.

The Perfect Match was Just a Toll-Free Call Away!
Just a quick note to let you know how I can help you or anyone you might introduce to me.
Jill and Randy Stevens had decided to sell their Roswell home of 20 years and move into a retirement community. Their neighbor suggested they talk with me and when we met for our Initial Consultation, they made it clear that who the buyers were was as important as getting a good price for their home. The Stevens had raised their two children in this house, hosted family reunions, and made many happy memories there. They were in no hurry to sell, preferring to wait for new owners who would love the house as much as they did.
I knew that the Stevens could talk about their home more eloquently than I ever could, so I invited them to record a message about their home, reminiscing about all the good times and why the house was so special to them. I made the recording available on my toll-free number, and printed the number on my marketing materials. When a family with young children fell in love with the house, the Stevens knew they’d found their perfect match.

Realtors’ Lack of Technology Skills Drives Me Crazy !! ;->
I wish I had a dollar for every time a Realtor sends me an email for a new listing with a multi-megabyte attachment of the flyer. I’m telling you…3, 4, even 5 MB of useless stuff in powerpoint, word, even publisher format. Don’t Realtors understand the power of technology standards and at a minimum that they should only be sending pdf documents and that I don’t need to see the high resolution 30-inch picture of the back of the house?
Moreover, don’t Realtors have any respect for my inbox and that even with high-speed internet it is crazy to be sending such huge, useless, files. I digress, but if you want a Realtor to work for you who understands technology and how to use it - and how not to un-necessarily annoy people with it, then please call me.

Priced to Sit - or Priced to Sell?
Just a quick note to let you know how I can help you or anyone you might introduce to me.
Three years ago I helped Paul and Gloria purchase their first home in Alpharetta. Now, with two children and a third on the way, they called and asked me to help them sell their home and find a larger house for their growing family.
Paul and Gloria’s home was in a nice neighborhood and had appreciated – but in this current market, not nearly as much as they’d thought. They were disappointed with my suggested listing price and said they’d think it over and get back to me. I didn’t hear from them for 10 days, then I discovered they’d listed their house with another agent – for $30,000 more than the price I’d suggested.
Four months later, when their listing expired, Paul and Gloria called, apologized, and asked me to list their home to sell. We sold the house in 47 days, and now they’re packing and preparing to move into their new four-bedroom home also in Johns Creek.
